Le Clos Monthébert is a charming countryside cottage situated in a tranquil hilly landscape. Formerly an old farm, it has been converted into a delightful country house surrounded by a one-hectare fenced park filled with lush trees, offering a picturesque green environment. The cottage is located in a separate building next to the owner's residence.

On the ground floor, you will find a welcoming entrance hall leading to a bright and spacious authentic kitchen, fully equipped with modern amenities such as a hob, oven, large fridge, freezer, microwave, and dishwasher. There is also a dining area within the kitchen. The large living-dining room exudes a rustic and modern charm, creating a flea market atmosphere.

The ground floor features two lovely bedrooms. The Plantagenet room offers a comfortable king-size bed (160 cm) and a bathroom with an Italian shower, basin, and separate toilet. Decorated in soothing shades of gray and mauve, this spacious room overlooks the garden. The Bocage room showcases a cozy atmosphere with its rough stone walls and tiled floor. It offers a double bed and an ensuite bathroom with an Italian shower, basin, and separate toilet.

Upstairs, there is the 24 Hours Room, accessible via a spiral staircase. This large attic room is furnished with two twin beds (90 cm each) that can be combined into a king-size bed (180 cm) and an additional single bed (90 cm). It features a bathroom with a bath, basin, walk-in shower, and separate toilet.

Linen and WiFi are provided in each room, which also includes a flat-screen TV, fan, and hairdryer. During fine weather, guests can enjoy the enclosed garden and furnished terrace for peaceful outdoor dining. The wooded park is also available for leisurely walks, accompanied by the owners' friendly Golden Retriever, who is accustomed to children.

For relaxation and enjoyment, a magnificent secure swimming pool measuring 10 m by 5 m is available, complete with a solarium terrace equipped with comfortable deckchairs and a pergola. The pool is shared with the owners and is open from 10 a.m. to 8 p.m. Please note that alcohol consumption is prohibited in this area.

The property offers free and secure parking with a gate featuring a digital code. Additionally, there is a covered shelter available for one car. This magnificent house provides all the comforts necessary for a delightful holiday. It is conveniently located near various attractions, including the Circuit des 24H du Mans, the historic center of Le Mans, green and waterway circuits, the state forest of the petite Charnie, horseback riding opportunities, the Brûlon leisure center (offering supervised swimming, canoeing, paddle surfing, pedal boating, mountain biking, tennis, and archery), as well as the Papea amusement park and the zoo de la Flèche.

The cottage is easily accessible via exits 8 and 9 of the A11, A28, and A81 motorways, with a travel time of approximately 20-25 minutes.
